STAY AWAY. STAY AWAY. SCAM. FRAUD. CLASS ACTION LAW SUIT IN THE MAKING.
The positive reviews are all fake. It's meant to drown out all the negative.
Stay as FAR AWAY FROM THIS COMPANY as possible. They bait you into a low rate, then after you've paid the 'intro' rate, they double or sometimes go higher. What started as a $149 unit, is now a $380 unit after 3 months.
The contract states 'Customer acknowledges this Lease is month to month and that Operator may change or increase Customer’s Monthly Rental Charge, fees and charges, due to changes in market conditions or for any other reason at any time upon 30 days’ notice to Customer. Operator may send notice to Customer’s email address or by any other method of notice described in Section 32 below. By continuing to use the Space after a rate change, Customer agrees to the Rental Agreement as changed and that all of its other terms remain in effect.AS PART OF YOUR AGREEMENT TO RENT, YOU MAY HAVE RECEIVED AN INITIAL RENTAL DISCOUNT. YOUR MONTHLY RENTAL CHARGE IS $149.00 AS COMPARED TO THE SUGGESTED RENTAL RATE OF $304.00 FOR YOUR STORAGE UNIT.' So I am being charged even more than the 'Suggested' rate, and that they can increase the rate whenever they want. I was NOT provided with any notice of this new rate. Neither via mail, email, phone, or in person.
What does this mean in layman terms?
**** Rent changes require only a 30-day notice (Section 4). Customers continuing to use the space implicitly agree to new rates, which may be considered an unfair practice if the increase is significant. ****
In addition, when I go to the site, there is no mention of any increase in storage rates and there is no mention in the contract either. Also, the website rates fluctuates depending on the time of your visit. If there are lot of people visiting the site, the prices adjusts and goes higher due to the demand. It's called DYNAMIC pricing. So if you visit the site and the rate for a unit is $200, and you book it, that's what you pay. If you come back 2 hours later, and it's down to $120, to bad for you. They won't credit the difference. But unfortunately, EVERYONE pays more after their 1st month or however many months you pre-pay.
In addition, this is in the contract as well:
'Customer shall pay Operator the Monthly Rental Charge, taxes and insurance in advance, without prior notice or billing from Operator. NO MONTHLY BILLS OR STATEMENTS WILL BE SENT TO CUSTOMER UNLESS ELECTED ABOVE. If Customer elects to receive monthly billing, a monthly service charge of $1.00 shall be added to Customer's account'
So if you want to receive your monthly bill, they will charge you an extra $1, which is fine, but is this how they hide their predatory monthly billing scheme.
Extra Space is a Real Estate Investment Firm. They are NOT in the storage unit business. They are in the Real Estate business. So they don't care if they have customers or not. All the storage fees is free money for them.
Lastly, there is NO corporate office to call. You are redirected to a local facility manager. Who unfortunately bear the grunt of the complaints of clients. These poor managers think they have power and control because they have the title of a 'Manager', but they are only used as shields to protect the firm. If you work here, I feel sorry for you. You probably don't even get paid well to deal with all of the complaints.
Why do businesses feel the need to try and get one over on their customers? You can make just as much money, even more, if you operated an ethical business. But you choose to just screw over people.

Bait and switch operation. It’s obvious they try to get you in with a reasonable rate but then increase its significantly. Unacceptable and disgusting.
